House prices show resilience but supply challenges persist
The latest UK House Price Index showed Scottish house prices remained ahead of the UK average.
Average house prices in Scotland saw a monthly increase of 0.9 per cent from July to August 2026 and annual increase of 2.9 per cent, with the average house price at £198,397.
The overall UK saw average house prices increase by just 0.3 per cent from July to August 2026, and a 0.9 per cent annual increase.
Commenting on the figures for Scotland, Jennifer Lewis, senior analyst for real estate and construction at RSM UK said: “While house prices in Scotland continue to show marginal growth, ahead of the UK average, it still falls short of general inflation by 3.2 per cent and supply chain costs by eight per cent.
“While Scotland’s First Homes fund marks a positive step towards attracting buyers to the market, more is needed to help boost supply, with viability of new housing developments proving a key concern.
“Planning and construction costs continue to make many sites unviable with no anticipated easing in the short-term.
“It is unsurprising that volumes of house sales are down 28 per cent between 2025 and 2026 as mortgage rates continue to spike, dampening demand.
“All eyes will now be on next week’s Autumn Budget, as the sector waits to see what, if any, measures the government will put in place to facilitate greater fiscal certainty and help to stimulate the housing market.”
