House prices rise 3.3 per cent year-on-year despite monthly dip
Scotland’s housing market recorded a notable annual increase in October 2025, with the average property price rising to £192,000, up 3.3 per cent compared to October 2024.
However, prices dipped slightly compared to the previous month, falling 0.6 per cent on a non-seasonally adjusted basis and 0.4 per cent when seasonally adjusted.
Across the UK, the average house price stood at £270,000, marking a more modest 1.7 per cent annual increase. Month-on-month, UK prices slipped 0.1 per cent before seasonal adjustment but edged up 0.1 per cent once adjusted.
Increases were recorded in 29 out of 32 local authority areas when comparing prices with the previous year. The largest increase was in Argyll and Bute where the average price increased by 9.3 per cent to £190,000. The largest decrease was recorded in the City of Aberdeen, where the average price decreased by 7.5 per cent to £137,000.
Residential sales in Scotland totalled 9,972 in August 2025, representing a 1.8 per cent increase compared to the first published figures for August 2024.
A spokesperson for Registers of Scotland said: “There was an increase of 3.3 per cent (to £192,000) in the average house price for Scotland in the 12 months to October 2025. This compares to an increase of 1.7 per cent (to £270,000) in average house prices for the UK as a whole.”
