Drummond Miller Property grows sales by 11 per cent despite wider slowdown

Drummond Miller Property has reported double-digit growth in property sales despite a slowdown across the wider housing market.

The firm recorded an 11.4 per cent increase in sales volumes between March and May compared with the same period last year, at a time when overall sales volumes across the ESPC network fell by 9.2 per cent.

The firm’s property sales during the three-month period totalled £9.3 million, representing a 10.2 per cent increase in value year-on-year.

The figures come amid signs of a more measured property market across Edinburgh and the Lothians. While buyer demand remains healthy, overall transaction levels have softened compared with the previous year as higher borrowing costs and wider economic uncertainty continue to influence market activity.

Drummond Miller also reported faster sales than the wider market, with properties reaching under offer status in a median of 20 days compared with 25 days across the ESPC network.

Robert Cran, head of estate agency at Drummond Miller Property, said: “While there is no doubt that the market has become more balanced than it was during the exceptionally busy years following the pandemic, we are continuing to see strong demand from motivated buyers across Edinburgh and the Lothians.

“Properties that are well presented, realistically priced and supported by a strong marketing strategy are attracting significant interest and achieving successful outcomes for sellers.

“Our figures suggest there is still considerable confidence in the local market. Buyers remain active and quality homes in desirable locations are continuing to move quickly.

“Many people considering a move may be waiting to see what happens next in the market, but the reality is that well-positioned properties are still performing strongly. For sellers who are prepared and have the right support in place, conditions remain favourable.”

The firm’s spring performance also showed sellers achieving an average of 100.6 per cent of Home Report valuation, reflecting continued competition for well-presented homes.

With summer traditionally bringing an increase in market activity, Drummond Miller believes demand is likely to remain resilient across much of Edinburgh and the surrounding areas.

Mr Cran added: “Summer is typically a busy period for the housing market as families look to complete moves ahead of the new school term and buyers take advantage of longer days and increased choice.

“Although the market is no longer moving at the pace seen in recent years, there are still plenty of reasons for sellers to be optimistic. Good properties continue to stand out and attract attention from serious buyers.”
