Rural Property Paralegal (Cupar, Forfar or Perth)

At Thorntons Law, every moment matters. Join us as a Paralegal and you’ll feel inspired. You’ll feel connected. You’ll feel like you belong. And it all begins from the moment you join us.

That’s because we’ve created a different kind of law firm. Here, you’ll build relationships with clients and colleagues that really last. You’ll help shape what happens now, and what comes next. And we’ll support and encourage you to be the best you can be.

This is what life at Thorntons is all about. And this is your moment to be part of it.

About the role

We’re looking for an experienced Paralegal to join our highly regarded Land & Rural Business team – one of the largest in Scotland and ranked in Legal 500 and Chambers UK. Based across several of our offices, the team is deeply embedded in rural Scotland, offering expert, locally informed legal support to a broad range of clients.

In this role, which can be based in Cupar, Forfar or Perth, you’ll work closely with landowners, estates, farmers and rural businesses on the full spectrum of rural property matters – from the purchase, sale, lease and transfer of farms and estates to renewable energy projects, woodlands, country houses and sporting interests. You’ll also advise on diversification projects such as agri-tourism and collaborate with colleagues on succession planning and rural business structuring.

While rural property paralegal experience would be a great advantage, we’re equally keen to hear from talented conveyancing paralegals who are looking to apply their skills in a new and rewarding sector. It’s about:

• Transactions – Dealing with rural property transactions involving farms, estates, crofts, country houses, forestry, sporting estates and renewable energy. You might assist the wider team or take the lead, depending upon experience.
• Legal Documentation – Preparing and reviewing Dispositions, other deeds and applications for registration, obtaining and interpreting rural property searches and other documents.
• Client Care – Building and maintaining great relationships by keeping clients informed and supported throughout their transaction, working closely with family businesses and other their other professional advisers.
• Team Collaboration – Working closely with colleagues in the Land & Rural Business team and across the wider firm to ensure a seamless, coordinated approach.
• Support & Training – whether you already have rural property experience or will be building on your residential conveyancing background, we’ll provide training, mentoring and guidance to ensure you have the knowledge, tools and confidence to thrive in the role.

What you’ll need

We’re looking for:

• A keen eye for detail and excellent organisational skills – you take pride in getting the details spot on.
• A strong client focus – you’re proactive, approachable, and committed to delivering a positive and professional experience at every stage.
• Clear, confident communication skills and the ability to build and maintain trusted relationships with clients.
• Confidence managing your own workload and the resilience to meet deadlines in a fast-paced environment.
• A collaborative approach – you enjoy being part of a team and contributing to shared success.
• A commitment to continuous learning and professional development as a paralegal.
• A genuine interest in property law and supporting clients through important transactions.
